Code violations: the short version
You don't have to clean it up first
We buy houses with open code cases. The cleanup becomes our job after closing.
Fines and liens
If fines have turned into a lien, it's paid from the sale at closing like any other debt on the property.
Talk to the code officer too
Officers usually give more time to an owner who calls and has a plan, including a plan to sell.

Who sends code letters
Inside city limits, the city's code enforcement office handles nuisance and building complaints. Outside them, it's the county. Common issues are junk vehicles, overgrown yards, unpermitted work and unsafe buildings.
How it escalates
A notice usually gives a deadline to fix the problem. After that, cities and counties can charge daily penalties, and unpaid penalties or cleanup costs can be recorded as a lien on the property.
Selling with an open case
You can sell a house with an open code case. The buyer takes over the property and the problem, and any recorded liens are paid from the sale at closing. Tell the code officer you're selling. They often give more time when a sale is in progress.
When fixing it is the better move
If the fix is small, like hauling junk or cutting a yard, do it and keep your options open. Selling as-is makes more sense when the repairs are structural or the penalties are already large.
How selling your house to us works
From the first call to money in your account. No step costs you anything until closing.
Step 1Tell us about the house
Call, text or fill in the form. The address and a sentence about what's going on is enough to start.
Step 2We come and look
One of us walks through with you, usually within a few days. No cleaning up beforehand.
Step 3You get a written offer
A cash price with our reasoning, and no obligation. Take your time, and show it to anyone you like.
Step 4Close when it suits you
Closing happens at a local title company. You pick the date, and you're paid by the title company at closing.
We're local buyers, not a national call center, so the person who looks at your house is the person who makes the offer.
Get my cash offerWe help with everything that comes with selling
Most of the work in selling isn't the paperwork. It's the stuff in the garage, the move, figuring out where you'll go next. We help with that too.
Leave what you don't want
Take what matters to you and leave the rest. We donate what we can to local charity groups and take the rest to the dump.
Help with the move
We can set up local movers for the things you're taking, and help pay for them.
Help finding your next home
If you're buying your next place, we can recommend local real estate agents to help you find it.
Whatever else you need
Something else standing in the way? Ask us. If we can help, we will, whether we buy your house or not.
