What to know

Inherited a house: the short version

Probate first, usually

Most inherited houses can't be sold until someone has authority to sign - a personal representative named by the court, or an affidavit for small estates. If that isn't done yet, we can wait while it is.

Sell it as it sits

We buy houses with everything still in them. Take what matters to the family and leave the rest.

Several heirs

Everyone with an ownership share signs. We can work with each of you separately and keep everyone looking at the same numbers.

We're not attorneys and can't tell you how your estate should be handled. If probate hasn't been opened, a local probate attorney is the right first call.

Who can sell an inherited house

In Washington, the person who signs is usually the personal representative named by the superior court in the county where the owner lived. Most Washington estates are handled with nonintervention powers, which let the personal representative sell the house without asking the court each time.

How long probate takes

After the personal representative is appointed, a notice to creditors gives creditors four months to make claims. A house can often go under contract while that runs, and close when the personal representative is ready. Small-estate shortcuts generally cover things like bank accounts, not a house, so check with a probate attorney before relying on one.

When there are several heirs

Everyone has to agree on selling, and the proceeds are split through escrow according to the will or state law. Heirs who live out of state can sign remotely through the title company.

What it costs to hold the house

Taxes, insurance, utilities and a mortgage keep coming during probate, and a vacant house needs watching. That's often why families decide to sell as it sits rather than spend months clearing it out and fixing it up.

Our simple process

How selling your house to us works

From the first call to money in your account. No step costs you anything until closing.

Step 1Tell us about the house

Call, text or fill in the form. The address and a sentence about what's going on is enough to start.

Step 2We come and look

One of us walks through with you, usually within a few days. No cleaning up beforehand.

Step 3You get a written offer

A cash price with our reasoning, and no obligation. Take your time, and show it to anyone you like.

Step 4Close when it suits you

Closing happens at a local title company. You pick the date, and you're paid by the title company at closing.

We're local buyers, not a national call center, so the person who looks at your house is the person who makes the offer.

We help with everything that comes with selling

Most of the work in selling isn't the paperwork. It's the stuff in the garage, the move, figuring out where you'll go next. We help with that too.

Leave what you don't want

Take what matters to you and leave the rest. We donate what we can to local charity groups and take the rest to the dump.

Help with the move

We can set up local movers for the things you're taking, and help pay for them.

Help finding your next home

If you're buying your next place, we can recommend local real estate agents to help you find it.

Whatever else you need

Something else standing in the way? Ask us. If we can help, we will, whether we buy your house or not.
